Pour ce faire, nous avons identifi\u00e9 les <strong>trois piliers qui expliquent l&rsquo;\u00e9conomie du Sale &amp; Lease-Back<\/strong> : <strong>valeur intrins\u00e8que de l&rsquo;actif libre de charges<\/strong>, <strong>prix d&rsquo;achat et de vente sous contrat<\/strong> et <strong>loyer convenu<\/strong> (qui doit \u00eatre li\u00e9 au prix du contrat, et non \u00e0 la valeur \u00ab th\u00e9orique \u00bb libre). <\/h6><h6>De plus, le contrat incorporait des <strong>sensibilit\u00e9s cl\u00e9s du march\u00e9<\/strong>, en particulier l&rsquo;<strong>inflation<\/strong>, qui d\u00e9terminait l&rsquo;\u00e9volution des loyers selon des r\u00e8gles sp\u00e9cifiques. Cela a fait de l&rsquo;op\u00e9ration un cas id\u00e9al pour appliquer une optique de <strong>risque de march\u00e9 (inflation)<\/strong> et de <strong>risque de liquidit\u00e9 (d\u00e9cote pour vitesse de vente)<\/strong>, en \u00e9vitant les simplifications qui faussent souvent la valeur des actifs avec des structures contractuelles complexes. <\/h6><h6>Notre m\u00e9thodologie est partie d&rsquo;une id\u00e9e forte : <strong>\u00e9valuer l&rsquo;actif comme un instrument financier<\/strong>, c&rsquo;est-\u00e0-dire <strong>actualiser les loyers futurs et additionner la valeur r\u00e9siduelle<\/strong> \u00e0 l&rsquo;\u00e9ch\u00e9ance. Cette approche, align\u00e9e sur les pratiques habituelles en mati\u00e8re d&rsquo;\u00e9valuations financi\u00e8res d&rsquo;actifs avec contrat, a permis de traduire le contrat en un mod\u00e8le robuste de flux et de risque. <\/h6><h6>Pour estimer les loyers futurs avec r\u00e9alisme, nous avons mod\u00e9lis\u00e9 l&rsquo;inflation au moyen d&rsquo;une <strong>simulation de sc\u00e9narios (Monte Carlo)<\/strong>, en g\u00e9n\u00e9rant de multiples trajectoires et en appliquant les r\u00e8gles contractuelles (y compris les limites qui affectent le paiement dans certaines tranches). Ce faisant, martinsdelima a apport\u00e9 <strong>tra\u00e7abilit\u00e9, coh\u00e9rence et capacit\u00e9 de stress<\/strong> : non pas un seul chiffre \u00ab joli \u00bb, mais un cadre qui explique pourquoi la valeur est ce qu&rsquo;elle est. <\/h6><h6>Enfin, nous avons construit un <strong>taux d&rsquo;actualisation coh\u00e9rent avec la nature du risque<\/strong> : une r\u00e9f\u00e9rence de march\u00e9 li\u00e9e \u00e0 l&rsquo;\u00e9metteur, ajust\u00e9e en fonction de la dur\u00e9e et compl\u00e9t\u00e9e par un <strong>diff\u00e9rentiel d&rsquo;illiquidit\u00e9<\/strong> d\u00e9pendant du <strong>d\u00e9lai raisonnable de vente<\/strong> de l&rsquo;actif. En parall\u00e8le, nous avons estim\u00e9 la <strong>valeur r\u00e9siduelle<\/strong> \u00e0 la fin du contrat avec une <strong>logique immobili\u00e8re de long terme<\/strong> (loyer \u00e0 perp\u00e9tuit\u00e9 avec croissance et actualisation), en l&rsquo;int\u00e9grant ensuite dans la valeur actuelle. Le r\u00e9sultat a \u00e9t\u00e9 une <strong>\u00e9valuation d\u00e9fendable, exploitable et orient\u00e9e vers la maximisation de la qualit\u00e9 de la d\u00e9cision<\/strong>, donnant \u00e0 l&rsquo;entreprise une fourchette de valeur solide et une feuille de route claire pour n\u00e9gocier et g\u00e9rer l&rsquo;op\u00e9ration avec excellence.  <\/h6>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t<\/div>\n\t\t","protected":false},"excerpt":{"rendered":"<p>Exp\u00e9riencesRestructurations Sale &amp;
